Commercial HVAC in Medical Lake

We service and replace heating and cooling equipment for shops, offices, clinics and small commercial buildings. The same technicians who look at your system on the first visit are the ones who finish the work, so nothing gets lost between visits.

Heating and cooling for the business you run

Commercial equipment works harder than residential gear. A rooftop unit over a retail floor or a split system serving a small office may run most of the day, through cold mornings and hot afternoons, with doors opening constantly. Belts wear, contactors pit, heat exchangers age, and a minor fault left alone tends to become a shutdown at a bad hour.

We keep our crew small on purpose. When we take on your building, you deal with the same people from the first walk-through to the final test. They learn your equipment, where the disconnects are, which unit serves which zone, and when your staff and customers need the space comfortable. You hear from them directly rather than from a rotating cast.

Before any work begins, you get a written quote. If the problem is urgent, our line is answered 24/7, and there are no emergency or after-hours fees.

What our commercial work covers

Rooftop unit service
We inspect and repair packaged rooftop units: burners, compressors, condenser fans, belts, economizers and controls. We also check curb seals and condensate drainage, since water on a roof deck is its own expensive problem.
Split systems and furnaces
Plenty of commercial spaces run on residential-style furnaces and condensers. We repair and replace these with the same care, sized for how the space is actually used.
Equipment replacement
When a unit is past saving, we quote the replacement in writing, plan the swap around your hours and handle the startup and testing. Estimates on replacements are free.
Thermostats and controls
Programmable and zoned controls that match your schedule, so the building is comfortable at opening and is not running full heat over an empty weekend.
Scheduled upkeep
Seasonal visits for filters, belts, coils, burner checks and safety controls. Our Maintenance Plans page explains how ongoing service is set up.

Signs your building's system needs attention

  • Uneven rooms

The front counter is cold while the back office is stuffy. That often points to a failing zone control, a struggling blower or a unit that is no longer keeping up.

  • Rising utility bills

A jump in gas or power costs without a change in hours usually means equipment is running longer to do the same job. Dirty coils and slipping belts are common causes.

  • New noises from the roof

Squealing, rattling or a hard clunk at startup tends to mean worn belts, loose panels or a failing motor bearing. Caught early, these are modest repairs.

  • Short cycling

A unit that starts and stops every few minutes wears its own parts quickly and rarely holds temperature.

  • Water or ice where it should not be

Pooling near a rooftop unit, a dripping ceiling tile or ice on a refrigerant line all need a look before they damage the building.

What shapes the cost of commercial work

No two buildings are set up alike, so our pricing comes from what the walk-through shows. You see every line in writing before a tool comes out. A handful of factors account for most of the difference from one job to the next.

The equipment itself

A single split system and a large packaged rooftop unit call for different parts, labor and handling.

Access

Roof access, ladder or lift needs, and tight mechanical rooms all affect labor time.

Condition and age

Older units may need hard-to-source parts, and a worn system can reveal more than one fault once opened up.

Timing

Working around business hours takes planning. We charge no emergency or after-hours fees, but a complex job scheduled overnight may take longer.

How a commercial job runs

  1. 1

    Your call

Tell us what the building is, what equipment you have if you know, and what is going wrong. If it cannot wait, our line is open 24/7.

  2. 2

    Walk-through and diagnosis

A technician checks the equipment, tests what is failing and shows you what was found, with photos when parts are on the roof. If there is a diagnostic fee, it is credited toward the repair.

  3. 3

    Written quote

You get the work, parts and options in writing before anything begins. We give an honest answer on whether repair or replacement makes more sense for the age and condition of the unit.

  4. 4

    Work around your hours

We schedule to keep disruption low, often early or after closing, and keep your floor clear. The same crew carries the job through to the end.

  5. 5

    Testing and handoff

We run the system through heating and cooling, confirm controls are set to your schedule and clean up before we leave.

Commercial HVAC questions

What kinds of buildings do you work on?

Mostly light commercial spaces: retail shops, offices, clinics, restaurants and light industrial buildings. If your equipment is a rooftop unit, a split system or a furnace, we can likely help. Tell us what you have when you call and we will be straight about whether it is a fit.

Can you work outside our business hours?

Yes. We plan repairs and replacements around your schedule so customers and staff are not disrupted. There are no emergency or after-hours fees for this.

Will the same technician come back each time?

That is how we prefer to work. Keeping the same people on your building means they already know your equipment, access points and history, which saves time on every visit.

Do we have to close while a unit is replaced?

Usually not. We stage the new equipment ahead of time, schedule the swap for early morning or after closing, and keep any other units running so part of the building stays conditioned. We walk you through the plan and timing before the day arrives.

What happens if our system fails overnight?

Our line is answered 24/7. We talk through what is happening, help you keep the building safe and get a technician out to diagnose the problem. Emergency HVAC Repair has more on how those calls are handled.

Keep your building comfortable and open

Tell us about your equipment and what it is doing. We will arrange a walk-through, and you will have the scope and price on paper to review before we start.
