HVAC Maintenance Plans in Medical Lake
A maintenance plan puts your furnace, air conditioner or heat pump on a steady schedule of careful tune-ups. The same people come back each season, so small changes in how your system runs get noticed early and fixed before they turn into a cold night or a hot afternoon.

Steady Care for the System That Heats and Cools Your Home
Most heating and cooling breakdowns start as something small: a weak capacitor, a dirty flame sensor, a clogged condensate line, a coil packed with cottonwood fluff. None of these announce themselves. They show up as a system that works a little harder each month until one part gives out.
A plan schedules two visits a year, one before the cooling season and one before the heating season. Because we are a small team, the technician who sees your equipment in spring is usually the one who returns in fall. They remember the reading on your blower motor last time and the corroded wire they flagged, and they compare what they see now against what they saw then.
Plan members also get repair discounts and priority scheduling, which matters most on the first truly cold week of the year, when every furnace in town gets switched on at once.
What Each Plan Visit Covers
- Spring cooling tune-up
- Before the heat arrives, we rinse the outdoor unit's coil fins from the inside out, read the refrigerant charge, and measure how much the air cools as it crosses the indoor coil. The capacitor and contactor get tested, and the condensate line is cleared so water drains where it should. A clean outdoor coil lets the compressor shed heat instead of running hot all summer.
- Fall heating tune-up
- On gas furnaces we look closely at the burners and heat exchanger, clean the flame sensor, test the igniter and every safety switch, and check for carbon monoxide at the appliance. We also make sure the venting draws correctly before the house is closed up for winter.
- Heat pump and mini-split checks
- For heat pumps we test the reversing valve and watch a defrost cycle to make sure the outdoor unit clears ice on its own. Ductless heads get their filters and blower wheels cleaned so they stay quiet and breathe freely.
- Filter and airflow review
- We replace or clean the filter and measure how freely air moves through the equipment. If a filter size or rating is choking your system, we tell you what to use instead.
- A written report
- After every visit you get a short written summary with photos of anything worth watching. Nothing is replaced without your say.
- Member benefits
- Repair discounts and priority scheduling come with the plan for as long as you keep it.
Signs Your System Would Benefit From a Plan
It has been more than a year
If you cannot remember the last tune-up, dust, wear and loose connections have had time to build up. A first visit gives us a clear baseline.
Your energy bills keep creeping up
A dirty coil or a struggling blower motor can raise running costs long before anything stops working.
Some rooms never feel right
Uneven temperatures can point to airflow trouble at the equipment, a failing fan or a thermostat that has drifted out of calibration.
Short cycling or new noises
A system that clicks on and off every few minutes, or starts to rattle, squeal or hum, is telling you a part is under strain.
Smoke and dust season was hard on it
Late-summer haze loads filters and coils quickly. A plan makes sure the fall visit catches what the summer left behind.
How a Plan Visit Runs
- 1
We set your schedule
You call, we talk through what equipment you have, and we book your first visit. After that we reach out ahead of each season to find a time that suits you.
- 2
The same technician arrives
Whenever we can, it is the person who worked on your system last time. They lay down floor protection, look over the notes from the last visit and start with the outdoor unit or the furnace, depending on the season.
- 3
Inspection, cleaning and testing
Most visits take an hour or two. We clean what needs cleaning, test the electrical and safety components and run the system through a full cycle to confirm it behaves properly.
- 4
Findings in writing
Before we leave, we walk you through the report. If something needs repair, you get a written quote before any work begins, with your member discount applied.

What Shapes the Cost of a Plan
Plan pricing depends mostly on how much equipment we look after and how involved each visit is. A single furnace and air conditioner is a simpler visit than a home with a heat pump plus several ductless heads. We explain the options by phone and give you a free quote so you know exactly what you are signing up for.
- Number of systems
- Each furnace, air handler, heat pump or mini-split head adds time to the visit and is priced accordingly.
- Type of equipment
- Gas furnaces need combustion and safety testing, while heat pumps need defrost and reversing valve checks. Some homes need both.
- Access
- Equipment in a tight attic or crawlspace takes longer to reach and service than a furnace in a utility room.
- Filter type
- Standard filters are simple to swap. Thicker media filters or specialty filters cost more to replace at each visit.
Maintenance Plan Questions
Something not covered here? (509) 236-8362
How much does a maintenance plan cost?
Our plans start at $14.99 a month. That starting price includes your seasonal tune-ups, a discount on any repairs and a place near the front of the schedule. Homes with more equipment, such as a heat pump plus several mini-split heads, will fall higher. We give you a free quote by phone once we know what you have.
Do I have to approve repairs you find during a tune-up?
Yes. We point out what we found, show you photos and give you a written quote before any work begins. You can say yes, wait, or ask us to keep an eye on it until the next visit.
What happens if my system breaks between visits?
Pick up the phone, day or night, any day of the week. Our emergency HVAC repair runs around the clock, and a late-night or weekend call carries no extra charge for the hour. As a plan member you move toward the front of the line, and your repair discount still counts on the work.
Are heat pumps and ductless mini-splits covered?
They are. We build the plan around the equipment in your home, so a heat pump or a set of ductless heads gets the checks that suit it rather than a generic furnace checklist.
Is a plan worth it on a newer system?
New equipment still collects dust, drains still clog and capacitors still weaken. Regular visits help a new system run the way it was designed to and give us a record of its condition from the start.
